The Cost and Time Reality Check
You are not just buying paint. You are buying surface preparation, professional application, and a third-party inspection. Steel arrives from the fabricator with mill scale, oil, and rust. That surface has to be blasted clean, usually to a near-white metal finish, before the primer goes on. Skip that step and the coating will delaminate during a fire, leaving you with exactly zero protection.
The application itself is a skilled trade. Intumescent coatings must be applied at a precise dry film thickness, measured in mils, and any thin spot becomes a weak point. Contractors use wet film gauges and then verify the cured thickness across the member. The inspection process is not optional. Most jurisdictions require a special inspector to sign off on the coating before the building gets its certificate of occupancy.
Budget for the full sequence, not just the material. Surface prep runs several dollars per square foot on its own. The coating and application add more. When you multiply that across the linear feet of exposed steel in a typical bar, the number can feel steep. But compare it to the alternative: drywall soffits cost real money too, and they kill the look you are paying a designer to create.
The Application Order Nobody Warns You About
Timing is where projects go sideways. Intumescent coatings need to go on after the steel is erected but before the ceiling, walls, and finishes close in. That sounds obvious, until the steel arrives late, the coating contractor is booked out six weeks, and your general contractor starts chasing the schedule.
