Planning a Golf Simulator Garden Room: Get the Height Right Before You Buy the Kit

Learn how to plan a golf simulator garden room by getting the ceiling height right before buying the kit for a safer, more realistic playing experience.

Most golf simulator projects go wrong in the same order. The launch monitor gets bought first, the building second, and somewhere around the first driver swing the club meets the ceiling. Ceiling height is the dimension that decides whether the whole thing works, and it is also the one that collides hardest with UK planning rules. Here is what the space needs, what the rules allow, and what the numbers look like.
The Space a Golf Simulator Actually Needs
Three measurements matter: height, width and depth. All three can kill a build, but they fail in different ways.
Ceiling height, minimum:Â around 2.7m works for many golfers with a shorter or flatter swing
Ceiling height, standard:Â 3m is the real-world figure for comfortable full driver use
Ceiling height, generous:Â 3.2m and above for taller players or steeper, more upright swings
Width, minimum:Â around 3m, which means hitting from an offset position rather than the centre
Width, comfortable:Â 3.7m gives a buffer on both sides plus room for storage
Width for both-handed use:Â 4.3m or more, so right and left handed players can both hit from centre
Depth, camera-based systems:Â around 4.8m to 5m total
Depth, radar-based systems:Â 5.5m to 6m, because radar needs clear space behind the golfer as well as in front
Depth is worth breaking down, because it is where most layouts get squeezed. A typical UK setup allows around 300mm behind the impact screen so it can move on contact, a minimum of 2.5m from the hitting position to the screen, and around 2m clear behind the hitting position before any seating or storage.
That combination sits outside what a standard off-the-shelf garden building offers, since most are designed to a 2.5m external height for planning reasons. The specification needs to go to garden room specialists at design stage, not after the base has been poured.
Why Ceiling Height Is the Least Forgiving Dimension
A room can be wide and deep and still be unusable if the ceiling is low. Width and depth problems produce a cramped setup. Height problems produce a broken one.
The reason is the top of the backswing and the follow-through, not the ball flight. A golfer who has to shorten the swing to avoid the ceiling is practising a swing they will never use on a course, which defeats the point of buying the equipment.
There is also the hardware to fit in above head height. Ceiling-mounted launch monitors, projector mounts and the top of the impact screen enclosure all sit in that upper zone. A room measured to the underside of the joists is not the same as a room measured to the underside of a projector.
Anyone close to the minimum should test it properly before committing. Take a normal swing with the longest club in the bag, not a careful one.
The Planning Rule That Catches People Out
In England, detached garden buildings usually fall under permitted development as outbuildings, which means no planning application. The relevant conditions are:
Nothing forward of the wall forming the principal elevation of the house
Single storey, with a maximum eaves height of 2.5m
Maximum overall height of 4m for a dual-pitched roof, or 3m for any other roof
Maximum overall height of 2.5m if any part of the building is within 2m of a boundary
No verandas, balconies or raised platforms above 0.3m
No more than half the land around the original house covered by outbuildings and extensions combined
Rule four is the one that ends golf simulator projects. A 2.5m total external height leaves nothing like 2.5m inside once the floor build-up and roof structure are taken off, let alone 3m. A simulator room simply cannot sit within 2m of a boundary under permitted development.
Rule three is the second problem. A building with 3m of internal head height works out at roughly 3.4m externally. That fits comfortably under the 4m dual-pitched limit, but it breaks the 3m limit that applies to flat roofs and every other roof type.
The practical conclusion is worth stating plainly. Under permitted development, a golf simulator garden room needs a dual-pitched roof and has to sit more than 2m clear of every boundary. The flat-roofed contemporary look that dominates the garden room market will not deliver the height.
Where the plot cannot accommodate that, the alternative is a planning application. Councils are expected to determine householder applications within eight weeks, though it often runs longer, and there is a fee. Permitted development rights can also be restricted in conservation areas, National Parks and Areas of Outstanding Natural Beauty, or removed by an Article 4 direction or a condition on an earlier decision. Rules differ in Scotland, Wales and Northern Ireland.
Building Regulations Are a Separate Question
Passing one system says nothing about the other, and simulator rooms are big enough that this matters.
For detached garden buildings in England, building regulations do not normally apply where the internal floor area is under 15m² and there is no sleeping accommodation. Between 15m² and 30m², approval is not normally required provided there is no sleeping accommodation and the building is either at least 1m from a boundary or built substantially of non-combustible materials. Above 30m², approval is needed regardless.
A room at 4m by 5m is 20m², so most simulator builds land in that middle band. The 1m setback is already covered by the 2m planning setback, which makes the two requirements line up neatly for once. Electrical work falls under Part P either way.
What a Golf Simulator Garden Room Costs
Complete projects in the UK run from around £15,000 to £80,000 and above. The spread is wide because two separate purchases are stacked on top of each other.
The building is usually the larger cost, and a simulator specification pushes it above a standard garden room: more height, a bigger footprint, a dual-pitched roof and enough insulation to make the space usable in January.
For the equipment:
Entry level: from around £1,500 for a launch monitor with a net or compact enclosure
Mid range: roughly £5,000 to £15,000 for a proper enclosure, better launch monitor, premium mat and sharper projection
Premium: £25,000 to £40,000 and beyond for tour-level launch monitors and commercial-standard build quality
Running the software: £600 to £900 for a PC capable of 1080p projection, £1,000 to £1,500 for 4K
Two costs get forgotten. Groundworks and foundations are priced separately by most suppliers, and so is the power supply, since a simulator room needs a dedicated feed from the house rather than an extension lead.
Getting the Order of Operations Right
The sequence that works is the opposite of the one most people follow.
Measure the plot first and establish how much height is available under permitted development given the boundary setbacks. That figure determines the internal ceiling height. The internal ceiling height determines which swings are comfortable. Only then does the equipment choice make sense, because room depth dictates whether a radar or camera-based launch monitor is viable, and there is no point specifying radar in a room too shallow to support it.
Building the shell around the simulator is straightforward. Retrofitting a simulator into a shell built to the wrong height is not, and raising a roof after the fact costs more than getting it right on the drawings.
Is a Golf Simulator Garden Room Right for You?
It tends to make sense where:
The garden has room for a building more than 2m clear of every boundary
A dual-pitched roof suits the property and the plot
The budget covers a taller, larger building rather than a standard garden office
The space will be used often enough to justify a dedicated building
There is an appetite for the room to double as a media or entertaining space, which most simulator rooms do
It tends not to work on tight suburban plots where the setbacks eat the available space, or where the only viable position sits close to a neighbouring boundary. In those cases a garage conversion, or a net-based practice setup that tolerates a lower ceiling, is usually the more sensible route than forcing a building the plot cannot take.
